This condo unit located in Markham was just the perfect investment property. After looking at a few similar in the Markham area we knew this was the right one. This relatively new open concept 724 Sq Ft unit is a 1 bedroom + 1 with 1 washroom. Although considered a one bedroom unit, the den could easily be considered a second bedroom with its very versatile sliding doors. This was the best feature of this unit. With sliding doors for the den, this room can be used for a second bedroom. Having extra space for another bedroom has great value. A potential two bedroom unit listed at the price of a one bedroom unit, what an incredible investment.

With bidding wars flooding the market, it becomes more difficult to secure a property with prices being so high. It becomes an issue of affordability. At the time, we were specifically looking for a property without bidding wars and reasonable price for a semi-detached home in Markham.

After visiting 33 Locust Terrace, my client showed great interest in the property. Just so happens, it was also in our price range. After inquiring with the buyer agent, he revealed to us that there had been 30 + showings and a few offers on the table already. However, the offers did not satisfy the seller's price. Since there were a few offers already, we had to really consider the price before putting in an offer to ensure that our offer would be strong enough to be accepted.

The listed price was $898,000 and we put in our offer at $1 070 000. Although it was later in the evening, we didn't wait another minute to give another buyer another chance to possibly outbid us if we didn't act quickly. With our well thought offer, we had a firm deal that night.

We became successful with our 1.07 M offer! No bidding wars and such great timing!

Met this client in 2016 on 15 Bryant Road when prospecting in Markham Village. I followed up with this client over a 5 year period. She saw my consistent dedication and was happy to choose me as her agent. She had plans in considering to purchase a property. This property would be a home for her daughter and investment property as well. Since this would be an investment property, we needed to find a home with a basement apartment and separate entrance.

They showed interests in various homes we had considered but unfortunately due to increase in market prices, we had no luck. We experienced many bidding war but were still unsuccessful. I suggested that we find a similar property with a lower market value so that she could later implement her own renovations. In doing so, this would help maximize in her budgeting. We found 438 Colborne Street with no competition and at a great value at 98%. of the listing price. In the end, we stayed within our budgets and also became successful home buyers.

Since 2016, this client has been eagerly searching to move but hesitated on the where their next home would be. After some research, I suggested to consider the Ballantrae neighborhood with many bungalow layouts they may prefer and a golf course right in neighborhood. We went to see homes but unfortunately they were not to their liking.

I continued to persevere and was determined to find a beautiful home for this couple. To be proactive, I started to make phone calls to find potential sellers in the neighborhood. Eventually, our luck had turned around and I found a seller in the area who was ready to sell. I knew this Augusta Model home would be a perfect fit for them.

During a stressful time like Covid season, we finished the deal with efficiency and ease. I brought the buyer directly to the seller which eliminated the time and effort we would normally attend to showings, bidding wars, and negotiating with multiple offers. The deal went smoothly and with no difficulty. I’m happy to say we struck a deal, the home was sold before it even hit the market.
