With bidding wars flooding the market, it becomes more difficult to secure a property with prices being so high. It becomes an issue of affordability. At the time, we were specifically looking for a property without bidding wars and reasonable price for a semi-detached home in Markham.

After visiting 33 Locust Terrace, my client showed great interest in the property. Just so happens, it was also in our price range. After inquiring with the buyer agent, he revealed to us that there had been 30 + showings and a few offers on the table already. However, the offers did not satisfy the seller's price. Since there were a few offers already, we had to really consider the price before putting in an offer to ensure that our offer would be strong enough to be accepted.

The listed price was $898,000 and we put in our offer at $1 070 000. Although it was later in the evening, we didn't wait another minute to give another buyer another chance to possibly outbid us if we didn't act quickly. With our well thought offer, we had a firm deal that night.

We became successful with our 1.07 M offer! No bidding wars and such great timing!
